Overview:

The mission of Newell Brands’ Corporate Real Estate team is to partner with our internal customers to develop and deliver progressive real estate, facilities, and workplace services solutions that create value by supporting growth and driving out costs.

 

The purpose of this role is to provide leadership and management in Workplace Services at Newell offices around the world.  The role is charged with the day to-day supervision of regional Workplace Services leads, implementation of policies, procedures, programs and workplace services delivery that provides well-managed and well-maintained office spaces consistently, and a productive and engaging environment for employees.

 

An emphasis of this role is placed on a positive response to the concerns and needs of the employees, environmental, health and safety, and quality programs, in coordination with Newell’s corporate goals and objectives. This role will coordinate the activities, financials, vendors and manpower required for current and future needs of the organization and works in partnership with the rest of the Corporate Real Estate team.

 

Newell’s global office portfolio includes ~80 locations, 1.3M sq. ft., ~8,000 office workers, and more than $70M in annual expense. This role will initially oversee approximately two-thirds of this portfolio through a centralized, center-led, or advisory model.  This role has responsibility for a total team size of ~30 within the global centralized team as well as contract employees at locations around the world including our global headquarters in Atlanta.

 

Responsibilities:

  • Implement and manage programs to ensure day-to-day operations of the offices, including custodial, life-safety, engineering, and site services, are implemented and carried out in a manner consistent with Newell standards while creating an engaging environment for employees.
  • Continually develop new ideas and initiatives in Workplace Services with the outcome of enhancing service levels and improving cost efficiency.
  • Negotiate supplier agreements and manage contracts to ensure they are reviewed on a regular basis and are bid out as required; verify that invoices match contract pricing.
  • Develop and supervise preventative and reactive maintenance programs relating to the interior and exterior conditions and appearance of the offices.
  • Maintain communication protocol at site levels to ensure Newell Brands employees are abreast of key workplace related messages while ensuring announcements are both engaging and timely.
  • Ensure requests from office occupants are addressed promptly. Oversee implementation of programs to assess occupant needs and ensure issues are solved to the mutual benefit of the occupants and in accordance with budgets.
  • Develop, deploy, and maintain technology platforms to manage work requests, occupancy monitoring, maintenance tracking, asset management, etc. to streamline support and improve overall governance.
  • Develop and maintain programs to measure utilization and occupancy statistics across Newell’s office portfolio.  Implement new hardware and software, where required, to track these statistics.
  • Ensure site-specific documentation and reports are completed accurately and on time, including (and as applicable): site operating manual, emergency procedures manual, safety inspection log, elevator logs, janitorial log, vendor certificates of insurance, as-built drawings, general files, contract files, annual property conditions, year-end performance report, and other reports and documentation, as required.
  • Develop, review, and give initial approval as needed to adhere to all budgets, financial reports (monthly and quarterly), contracts, expenditures and purchase orders related to the sites in scope.
  • Assist in the development of operating and capital budgets for the offices, including contributions towards a five-year plan of maintenance, facility improvement, and cost reduction initiatives.
  • Hire, train and motivate workplace services personnel. Maintain positive staff relations. Conduct or approve performance evaluations for staff.
  • Develop and maintain positive working relationship with landlords across managed portfolio.
  • Approve landlord pass-through expenses and CAM charges.
  • Work closely with risk management professionals (FM Global) to ensure sites meet health and safety standards.

Experience

  • A minimum of 7-10 years of workplace services and/or facility management experience for multi-site North American and global portfolio
  • Experience in leasing, construction, engineering, and all facets of property operation and building management preferred
  • Experience in the development and implementation of programs to drive out cost inefficiencies preferred

 

Additional Qualifications

  • Certified Facility Manager (CFM), International Facilities Management Association (IFMA), Building Owners and Managers Association (BOMA) industry certifications recommended; other Engineering, Business or technical training or certifications preferred
  • Bachelor’s degree in business, facilities management, or another related field 
  • Proficient in understanding management agreements and contract language
  • Excellent computer and systems knowledge: Strong literacy in Microsoft Office Suite (MS Word, Excel and PowerPoint)
  • Strong discipline of financial management including financial negotiations, tracking, budgeting and forecasting
